1970s McCormick Ranch homes often have original red oak or oak-strip that's worth saving. Sand to bare wood, restain (often a darker custom mix to modernize), three coats water-based poly. Preserves the original character. $4–$7/sq ft.
Grayhawk and DC Ranch projects spec wide-plank European white oak, 7–9 inch boards, often rift-cut for grain stability. Lead time 4–8 weeks for material. Install 5–8 days for whole-house.
Silverleaf and Desert Mountain projects specify large-format porcelain (24x48 or larger) for great-room continuity. Two-person delivery, A-frame transport, careful cutting. Premium scope.
