The 85345 (older Peoria, Old Town) homes typically still have laminate or tile counters from the original build — these are full replacements as part of broader kitchen remodels. The 85382 and 85383 (Vistancia, Westwing, Trilogy, the build-out belt from 2008–2018) have builder-grade granite that's now 8–18 years old and showing wear. Replacement with white-or-veined quartz is the dominant ask. Our Surprise shop is 15–25 minutes from any Peoria address via the 303 or Lake Pleasant Pkwy.
Vistancia and Westwing Mountain bought new with Pulte, Maracay, and Toll cabinet/counter packages. The granite was Tan Brown or Santa Cecilia — fine then, dated now. Replacement with Caesarstone, or MSI quartz in white-with-grey-veining is the runaway favorite. Typical Vistancia kitchen scope: $4,000–$7,000 installed.
Trilogy at Vistancia owners often want one counter upgrade — the island, or the perimeter only — not a full replacement. We quote partial scopes most contractors won't. Common: island in dramatic quartzite (statement piece), keep the rest.
Pre-1985 Peoria homes near Grand Ave usually need everything — counter, cabinet, tile backsplash, plumbing rough-in. We coordinate the scope as one project and self-perform the counter and tile portions. Full kitchen $20K–$45K depending on cabinet scope.
